A professional-grade penetrating sealer fills those pores at the microscopic level, creating an invisible barrier that repels liquids and makes your grout dramatically easier to keep clean.
Why sealing matters
Unsealed grout stains within weeks of installation or cleaning. Once staining is deep enough, no amount of scrubbing will remove it — the only options are recoloring or re-grouting. Sealing is far cheaper and easier than either of those. We recommend sealing after every professional cleaning to reset the clock on your grout's protection.
Penetrating vs. topical sealers
We use penetrating (impregnating) sealers that absorb into the grout rather than sitting on top of it. Topical sealers peel and wear off quickly, especially in high-traffic areas. Penetrating sealers bond with the grout itself and last significantly longer — typically 3–5 years depending on traffic and cleaning habits.
The process
We apply sealer after the grout is fully clean and dry. The sealer is worked into the grout lines and allowed to penetrate, then any excess is wiped from the tile surface. The grout needs to cure for a few hours before it gets wet, and we'll walk you through the care instructions before we leave.
